Questions about your roof?
Straight answers about roofing, repairs, materials, exterior work and what to expect from a project.
You don’t need to know the roofing term. Start with what you’re seeing.
Roofing
The roof as a whole — condition, age and what the building is telling you.
How do I know if my roof needs repair or replacement?
It depends on the age of the roof, the extent of the damage and what is happening underneath the visible surface. A localized leak, damaged flashing or a small number of missing shingles can often be repaired. Widespread deterioration, repeated leaks or damage across several areas may make replacement the more practical option. The best decision starts with an inspection rather than assuming the whole roof needs to be replaced.
How long does a roof usually last?
Roof life depends on the roofing system, installation quality, exposure to weather and maintenance over time. Asphalt shingles and metal roofing, for example, have very different expected service lives. Toronto weather also puts roofs through heat, snow, ice, wind and repeated freeze-thaw cycles. Condition matters more than age alone, which is why an older roof is not automatically a roof that needs replacement.
What are the most common signs of roof damage?
Leaks and ceiling stains are obvious signs, but there are often earlier indicators. Missing or lifted shingles, cracked materials, damaged flashing, loose ridge caps, granule loss and visible wear can all point to a developing problem. Sometimes the first evidence appears inside the attic rather than on the roof itself. If something looks different after a storm, it is worth having it assessed.
How often should a roof be inspected?
There is no single schedule that applies to every property. An inspection is especially useful after severe weather, when a roof begins showing signs of age, before major exterior work or when you notice something unusual inside the home. Periodic inspections can also identify smaller issues before water finds its way into the building.
Can roofing work be done during winter?
Some roofing repairs can be completed during colder months, but weather conditions matter. Temperature, snow, ice, wind and the roofing material being used can affect what work is practical and safe. Emergency situations may need immediate temporary or permanent intervention regardless of season. The scope should be determined after the actual roof conditions are assessed.
Repairs & Emergencies
Active leaks, storm damage and what to do first.
What should I do if my roof starts leaking?
Protect the interior first. Move furniture and valuables away from the affected area and contain any water that is entering the space. If you can safely photograph the leak or visible damage, that can also be useful. Avoid climbing onto a wet, icy or damaged roof yourself. The next step is locating the source of the water, because the point where water appears inside is not always directly below the roof defect.
Do you handle emergency roof repairs?
Emergency roof problems need a different approach from routine maintenance. The immediate priority is controlling water entry and preventing additional damage. From there, the roof can be assessed and the appropriate repair scope determined. If you are dealing with active water entry, storm damage or another urgent roofing issue, contact Annex Roofing and describe what you are seeing.
How quickly can an emergency roofing problem be repaired?
That depends on the type of damage, weather conditions, access to the roof and whether the source can be identified immediately. Some problems can be addressed in one visit, while others may first require temporary protection followed by a permanent repair. An accurate timeline is easier to give once the roof has been assessed.
Can a small roof leak become a serious problem?
Yes. Water can travel through insulation, framing and other building components before it becomes visible inside the room. A small stain may therefore represent a problem that has been developing for some time. Moisture can also affect materials beyond the immediate leak location. Early investigation is generally much simpler than waiting until interior damage becomes obvious.
What usually causes roof leaks?
Common causes include damaged or missing roofing materials, deteriorated flashing, failed seals around penetrations, problems at roof transitions and damage caused by wind or storms. On some roofs, drainage or ice-related conditions can also contribute. Finding the actual entry point is important because simply treating the visible interior stain does not solve the roofing problem.
Can you repair wind or storm damage?
Storm damage can affect shingles, flashing, ridge components and other parts of the roofing system. The damage is not always obvious from ground level. After severe weather, an assessment can determine whether the issue is localized or whether several areas of the roof have been affected.
What should I tell you when I call about a roof problem?
You do not need to know roofing terminology. Tell us what you can see: where water appears, when you first noticed it, whether it followed rain or a storm, and whether anything looks different from the ground. Photos can also help provide initial context. The technical diagnosis comes later.
Roof Replacement
When replacement is the practical call, and how a project runs.
When is roof replacement better than repair?
Replacement becomes more reasonable when deterioration is widespread, repairs are becoming repetitive or several parts of the roofing system are approaching the end of their useful life. A repair may still be possible technically, but that does not always make it the best long-term decision. The condition of the roof deck and surrounding details also matters.
How long does a roof replacement take?
Project duration depends on roof size, complexity, materials, access and what is discovered once the existing roofing is removed. Straightforward residential roofs may progress quickly, while complex roof geometry or underlying repairs can add time. Weather is another factor. A proper project schedule should be based on the actual property rather than a generic number.
Do I need to leave my home during roof replacement?
In many residential projects, occupants remain in the home while work is being completed. Roofing work is noisy, however, and there will be activity around the property. Individual circumstances may differ, particularly if extensive structural work is required.
What happens if damaged roof decking is found?
The deck is the structural surface beneath the roofing system. If damaged or deteriorated areas are discovered, they need to be assessed before new roofing is installed over them. Covering a compromised substrate simply hides the problem. Any additional work should be explained as part of the project scope.
Is the old roofing material removed?
The correct approach depends on the existing roof, the new roofing system and the condition of what is underneath. Removing existing material provides access to the deck and makes it possible to identify hidden deterioration. The appropriate assembly should be determined for the individual property.
Metal Roofing
A long-term system, judged as an assembly rather than a surface.
How long does a metal roof last?
Metal roofing is generally chosen as a long-term roofing system. Its actual service life depends on the type of system, material, coating, installation details and ongoing exposure to weather. Flashing, penetrations, edges and transitions are just as important as the visible metal panels themselves.
Is a metal roof noisy when it rains?
The sound depends heavily on the entire roof assembly rather than the metal surface alone. Decking, insulation, underlayment and the building structure all influence how much sound is transmitted indoors. A properly designed residential metal roof is very different from an exposed metal sheet over an open structure.
Is metal roofing suitable for Toronto winters?
Metal roofing can perform well in climates with snow, ice and freeze-thaw cycles when the complete system is designed and installed correctly. Drainage, snow movement, flashing and penetrations all need to be considered. The roof should be treated as an assembly rather than simply a layer of metal.
Does metal roofing rust?
Modern metal roofing systems use materials and protective finishes designed for exterior exposure. Performance depends on the specific product, coating, installation and environment. Cut edges, fasteners, incompatible materials and damaged finishes are among the details that need to be handled correctly.
Does a metal roof require maintenance?
Metal roofing is relatively low maintenance, but low maintenance does not mean no maintenance. Periodic checks of flashing, penetrations, drainage areas and other details can help identify developing issues. Any damage from storms or work performed by other trades on the roof should also be inspected.
Can metal roofing be installed over an existing roof?
Sometimes, but it should not be treated as an automatic shortcut. The existing roof condition, local requirements, roof geometry and the proposed metal system all matter. Most importantly, the condition of the underlying structure needs to be understood before another roofing system is added.
Shingle & Flat Roofing
How these surfaces age, and what their failures look like.
How long do asphalt shingles last?
Service life varies considerably between products and installations. Roof orientation, ventilation, weather exposure, installation quality and maintenance all affect how shingles age. Rather than relying only on the calendar, look at their physical condition and how the overall roof is performing.
Why do shingles curl, crack or lose granules?
Weather exposure and normal ageing can gradually change the condition of asphalt shingles. Heat, UV exposure, freeze-thaw cycles and wind all contribute. Premature deterioration can also be related to other roof conditions. The pattern of wear often tells more than a single damaged shingle.
How do I know if a flat roof is leaking?
Interior stains or active water entry are obvious signs, but flat roof problems can also appear as damaged membrane areas, open seams, flashing issues or unusual water accumulation. Because water can travel before entering the building, identifying the source often requires inspection of the entire affected area.
Can a flat roof be repaired without replacing the entire roof?
In many cases, localized problems can be repaired. Whether that makes sense depends on the condition of the surrounding membrane, the extent of moisture and the age of the roof system. If deterioration is widespread, repeated localized repairs can eventually become less practical than addressing the larger system.
Exterior
Siding, soffit, fascia and the places they meet the roof.
What exterior work does Annex Roofing handle?
Exterior projects can involve more than the roof itself. Siding, soffit, fascia, eavestroughs and other exterior components all interact with the building envelope and with one another. The scope depends on the property and the work being planned.
Can roofing and exterior work be completed as part of the same project?
Yes, in many situations it makes sense to look at related exterior components together. Roof edges, fascia, soffits, drainage and siding transitions often meet in the same areas. Coordinating them as part of one project can avoid solving one component without considering how it connects to the next.
How do you determine what exterior work is needed?
It starts with the existing property. Materials, transitions, water management, visible deterioration and the relationship between different exterior components are assessed before the scope is defined. The goal is not to replace components unnecessarily, but to understand what is actually happening and what the finished assembly needs to do.
Can new exterior materials be matched to the existing home?
That depends on the age and availability of the existing product. Colours and profiles can sometimes be matched closely, while discontinued or weathered materials may make an exact match difficult. Where a perfect match is not realistic, the design can sometimes use transitions intentionally rather than trying to disguise them.
Estimates, Process & Warranty
What shapes a price, how scope is set, and what stands behind the work.
What affects the cost of a roofing project?
Roof size is only one factor. Material choice, roof pitch, complexity, access, flashing details, penetrations, removal requirements and the condition of the underlying structure can all affect the final scope. Two roofs with similar square footage can therefore require very different amounts of work.
How is the final scope of work determined?
The scope should follow the condition of the property rather than a predefined package. Inspection identifies the roofing or exterior components involved, how they connect and whether underlying work is required. From there, the proposed work can be documented more accurately.
Will I receive a written estimate?
The estimate should clearly describe the proposed scope so that you understand what work is being priced. This is especially important when comparing roofing proposals, because a lower number does not necessarily represent the same materials, preparation or details.
What warranties apply to a roofing project?
There can be more than one type of warranty involved in a roofing project. Roofing materials may carry manufacturer coverage, while workmanship is a separate consideration. The exact warranty depends on the products and scope selected for the project, so those details should be confirmed as part of the proposal.
Do roofing projects require permits?
Permit requirements depend on the municipality and the type of work being performed. A straightforward replacement may be treated differently from work involving structural changes or other modifications. Requirements should be checked for the specific project rather than assumed.
What areas do you serve?
